Aluminium Folding Doors for Oman & the UAE

Folding doors stack their panels to one or both sides, clearing almost the entire opening and turning a living room, majlis or café into an indoor–outdoor space. Alminyar supplies and installs thermally broken aluminium bi-fold doors for villas and commercial projects in Muscat, Dubai, Abu Dhabi and across the GCC.

Why choose a folding door

The defining advantage of a folding door is the size of the clear opening. A two-track sliding door can only open half the wall, because one panel always sits behind another. A bi-fold door folds its panels into a compact stack, so the opening is almost completely clear.

That makes folding doors a natural fit for:

  • villa living rooms and majlis spaces that open onto a garden or pool deck
  • covered terraces where the family uses the outdoor space in the cooler months
  • restaurants, cafés and showrooms that want to open their frontage

Folding doors also have practical strengths: individual panels are narrower and lighter than large sliding panels, and a traffic door can be configured for everyday access without opening the whole set.

The trade-offs are worth knowing. When open, the stacked panels occupy space at the side of the opening, and when closed the frames between panels are more visible than on a large slider. If an uninterrupted view with the doors closed is the priority, a lift & slide door may suit better; if fully opening the room is the goal, bi-fold is hard to beat.

The Alminyar 68 folding door

Our folding door system is the 68 Folding Door, a thermally broken bi-fold designed for villas, residential and commercial projects.

Wall thickness1.6 mm
Glass5+20A+5 double glazing

Catalogue performance ratings for the 68 are thermal insulation Level 4, sound insulation of about 35 dB, water tightness Level 6, air tightness Level 8 when closed and wind resistance Level 9.

The thermal break and double-glazed unit mean the door can form part of an air-conditioned room's envelope, not just a seasonal partition. Compatibility with four hardware brands gives flexibility in handle style and in matching hardware already specified elsewhere on the project.

Planning a bi-fold opening

A few early decisions shape how a folding door looks and works.

  1. Number of panels. The overall width is divided into panels of similar size. More panels means narrower, lighter leaves but more vertical frames when closed. We propose a panel layout in the shop drawings based on the opening.
  2. Stacking direction. Panels can fold to one side, to both sides, or split unequally. Leave clear wall space for the stack, and check that it will not block a window, light switch or furniture.
  3. Inward or outward opening. Outward-folding doors keep the stack out of the room; inward-folding keeps it sheltered from weather. In the Gulf, outward folding onto a covered terrace is a common choice.
  4. Traffic door. An odd number of panels allows one leaf to act as a normal hinged door for everyday use.
  5. Threshold. A low threshold improves indoor–outdoor flow, but exposed openings need adequate drainage and a fall on the outside paving.
  6. Structure above. Folding doors usually hang from or guide along the head, so the lintel must be stiff enough not to deflect under the load.

Folding doors in the Oman and UAE climate

Folding doors are most often installed on terraces and garden fronts, which are fully exposed to Gulf conditions.

  • Use the shade. A bi-fold is at its best opening onto a covered terrace, pergola or deep overhang. Shade keeps direct sun off the glass in summer and makes the outdoor space usable from autumn to spring, when families in Muscat, Dubai and Abu Dhabi spend the most time outside.
  • Solar-control glass. For sun-exposed elevations, add a Low-E solar-control coating to the 5+20A+5 unit to reduce heat gain when the doors are closed and the air conditioning is running.
  • Dust and sand. Fine dust collects in the bottom guide and around gaskets. Regular vacuuming keeps the panels running smoothly; a covered terrace also helps.
  • Salt air. For villas on the coast, from the Batinah to Palm Jumeirah, rinse frames with fresh water regularly and keep the fluorocarbon and powder-coated finish clean so it stays protective.
  • Wind. Exposed upper-floor terraces see stronger gusts. The 68 has a catalogue wind resistance rating of Level 9, but the panel layout should still be checked for the specific elevation.

Installation and care

Installation. Folding doors depend on accurate alignment: every panel hangs from and guides along the same line, so the head and sill must be straight, level and parallel. Alminyar surveys each opening, prepares shop drawings with the agreed panel layout and stacking direction, and fabricates to measured dimensions. On site, frames are anchored, the perimeter is sealed inside and out, and each panel is adjusted so the set folds, stacks and locks evenly.

Care.

  • Vacuum the bottom guide and wipe it with a damp cloth; avoid oil, which holds dust.
  • Rinse frames and glass with fresh water and a mild detergent every few months, and more often on coastal sites.
  • Lubricate hinges and the locking mechanism lightly once or twice a year with a suitable dry or silicone lubricant.
  • Fold and unfold the full set from time to time even if you mostly use the traffic door, so all hinges stay free.
  • Check gaskets and drainage outlets before the rainy months and have the alignment checked if panels start to bind.

Treated this way, a bi-fold door stays light to operate and well sealed for years.

Frequently asked questions

Folding door or sliding door: which is better?

A folding door opens almost the full width, which is ideal when you want to open the room completely. A sliding or lift and slide door gives larger glass panels and fewer frames when closed, which is better if the view with the doors shut matters most.

Are aluminium folding doors suitable for air-conditioned rooms?

Yes, if they are thermally broken and double glazed. The Alminyar 68 has a thermal break, a 5+20A+5 double-glazed unit and a catalogue air tightness rating of Level 8 when closed.

Should a bi-fold door open inwards or outwards?

Outward opening keeps the folded stack out of the room and is common onto covered terraces. Inward opening protects the stack from weather but takes up interior space. The right choice depends on the room layout and how exposed the terrace is.

How many panels does a folding door need?

It depends on the opening width and the panel size that suits the design. Fewer panels mean fewer frames; more panels mean lighter leaves. An odd number allows one panel to work as an everyday traffic door. We propose the layout in the shop drawings.

What affects the cost of a folding door?

Overall width and height, number of panels, glass specification, hardware brand, colour and finish, threshold detail and site conditions. Each panel adds hinges, hardware and frame, so panel count is a significant factor.
