Aluminium Windows for Oman & the UAE

Alminyar supplies and installs thermal break aluminium windows for villas, residential buildings and commercial projects from our base in Muscat to Dubai, Abu Dhabi and across the GCC. This guide explains the window types we offer, how to compare them, and what Gulf heat, humidity and salt air mean for your specification.

Types of aluminium windows

Alminyar's window range covers three opening families, so each elevation of a building can use the system that suits it best.

  • Casement and tilt & turn – the S11, X11, F16, Q35 and K90 systems. The sash is pressed against the frame on all four sides by multi-point hardware, which gives the tightest seal of any window type. Tilt & turn adds a secure ventilation position, useful for bedrooms and upper floors.
  • Sliding – the 120 side-pressure sliding window, the TS129 six-track thermal break window and the cost-effective TS6 six-track window. Sliding sashes do not project into the room or onto a balcony, and six-track configurations allow very wide panoramic openings.
  • Electric lifting – the T5 window uses a dual servo motor to raise and lower the sash, with 8+1.9PVB+8 laminated safety glass as standard. It suits premium villas, hospitality and commercial spaces that want motorised ventilation.

As a rule of thumb, choose casement or tilt & turn where sealing, sound and dust control matter most, and sliding where wide views and space-saving operation come first.

How to choose the right window system

Four specification points separate a window that performs for decades from one that disappoints.

  1. Thermal break. Aluminium conducts heat very efficiently. A thermal break – a polyamide strip that separates the outer and inner profile – stops the frame from carrying outdoor heat into an air-conditioned room. In the Gulf, specify thermal break profiles for any conditioned space; all of our casement systems, the 120 and the TS129 are thermally broken.
  2. Wall thickness. Thicker profile walls give stiffer frames and allow larger sashes. Our windows range from 1.8 mm (S11, 120, TS6) to 3.0 mm (F16, Q35), with the T5 reaching 2.0–5.0 mm.
  3. Glass build-up. The cavity between panes matters: 5+20A+5 is a solid baseline, while 5+24A+5 (F16, 120) and 5+27A+5 (Q35, K90) give a wider insulating gap. Add solar-control Low-E coatings on sun-exposed elevations.
  4. Frame depth and reveal. Deep frames such as the Q35 at 135 mm suit thick walls and premium façades; the K90 at 90 mm is designed for shallow reveals and renovation work.

Hardware matters too: MAIBAHO, CMECH, VBH, OPK and GU are offered depending on the system.

The S11, X11, F16, Q35, K90 and TS129 carry catalogue ratings of thermal insulation Level 4, sound insulation of about 35 dB, water tightness Level 6 and wind resistance Level 9. Air tightness is Level 7 on the S11 and TS129 and Level 8 on the X11, F16, Q35 and K90.

Designing for the Oman and UAE climate

Windows in Muscat, Sohar, Dubai or Abu Dhabi face a combination of conditions that few other markets see together.

  • Extreme heat and sun. Summer air temperatures regularly pass 45 °C, and frame surfaces in direct sun get much hotter. A thermal break plus a double-glazed unit with a solar-control Low-E coating keeps cooling loads under control, particularly on west and south elevations.
  • Coastal humidity and salt. Most of the population of both countries lives on the coast. Salt-laden air attacks poorly finished aluminium and low-grade fixings, so specify a high-quality fluorocarbon or powder-coated finish, stainless steel screws and good drainage in the frame.
  • Dust and sand. Shamal winds and sandstorms push fine dust into any gap. Casement and tilt & turn windows, which compress their gaskets on closing, resist dust better than standard sliders; if you prefer sliding, the side-pressure 120 seals better than a conventional track.
  • Monsoon in Dhofar. Projects in Salalah see months of mist and drizzle during the khareef, which makes water tightness and frame drainage a priority.

On high-rise projects in Dubai or Muscat, wind load should always be checked by the consultant against the actual sash size.

Finishes and colours

Most of our window systems are finished with a dual fluorocarbon and powder coating, which combines strong colour stability under ultraviolet light with a durable, even surface. The T5 electric lifting window is powder coated.

Standard colours depend on the system:

  • S11, X11, F16: Sand Grey, Coffee, White, Black and Grey
  • Q35, K90: Sand Grey, Coffee, Black and Grey
  • 120: Sand Grey, Coffee, White, Black and Grey
  • TS129: Sand Grey, White, Black and Coffee
  • TS6: Sand Grey, White and Black
  • T5: Sand Grey and Grey

Sand Grey and Coffee are popular in Oman because they sit comfortably with stone and render façades in desert tones, while Black and Grey dominate contemporary villas and towers in Dubai and Abu Dhabi. Lighter colours absorb less solar heat on exposed frames, which is worth considering on west-facing elevations.

When you request a quote, confirm the colour against a physical sample rather than a screen, and keep the same finish across windows and doors so the façade reads as one design.

Installation and maintenance

A good profile can be let down by poor installation. Alminyar works from site measurements and shop drawings, so each window is fabricated to the actual opening rather than a nominal size.

Key installation points:

  • Openings should be finished, square and plumb before the frames are fixed.
  • Frames are anchored to the structure and the perimeter joint is sealed inside and out to stop water, air and dust.
  • Drainage slots must stay clear, and sill details should shed water away from the wall.
  • Glass is set on proper packers so the sash does not drop over time.

Maintenance in the Gulf is simple but should be regular:

  • Rinse frames with fresh water and a mild detergent every few months – more often near the sea – to remove salt and dust. Avoid abrasive pads and solvents.
  • Vacuum tracks and drainage slots on sliding windows.
  • Lubricate hinges, locking points and rollers once or twice a year.
  • Inspect gaskets and perimeter sealant, and replace any that have hardened or cracked.

Following this routine protects the finish, keeps the seals effective and helps the hardware operate smoothly for many years.

Frequently asked questions

Are thermal break aluminium windows worth it in Oman and the UAE?

For any air-conditioned room, yes. Without a thermal break the aluminium frame conducts outdoor heat straight into the room, which raises cooling loads and can cause condensation on the inside of the frame. A thermal break, combined with good double glazing, reduces both problems.

Which is better for the Gulf: casement or sliding windows?

Casement and tilt & turn windows seal more tightly because the sash compresses its gaskets on closing, so they perform better against dust, noise and air leakage. Sliding windows save space and suit wide openings. Many projects combine both: casement for bedrooms and sliding for living areas facing a view.

What glass should I choose for aluminium windows in Dubai or Muscat?

Double glazing is the baseline. On sun-exposed elevations add a solar-control Low-E coating to limit heat gain, use laminated glass where safety or sound insulation is a concern, and choose a wider cavity such as 5+24A+5 or 5+27A+5 for better insulation.

What affects the cost of aluminium windows?

The main factors are the profile system and its wall thickness, whether it is thermally broken, the glass specification, the hardware brand, the finish and colour, the size and number of windows, and site conditions such as access and floor height. We prepare quotes from actual measurements and drawings.

Do you install aluminium windows outside Muscat?

Yes. Alminyar is headquartered in Muscat and supplies and installs across Oman, the UAE and the wider GCC, working with villa owners, contractors, consultants and developers.

How do I keep aluminium windows clean in a coastal or dusty area?

Wash frames with fresh water and a mild detergent every few months, more often near the sea, clear tracks and drainage slots, and lubricate the hardware once or twice a year. Avoid abrasive cleaners that can damage the coating.
